When we first stepped onto the Coogee site, it was clear this project would be no ordinary upgrade. The building was fully occupied, meaning every decision we made needed to balance efficiency, safety, and minimal disruption for the residents. From the outset, our team knew that careful planning, collaboration, and creativity would be just as important as technical skill.
The scope of works was extensive: over 900 metres of flashing replaced, 280 windows upgraded, 11,000 litres of concrete spalling treatment applied, and 32 balconies fully waterproofed- all in under a year. On paper, the numbers are impressive. On site, they represent countless hours of coordination, careful sequencing, and problem-solving in real time.
One of the biggest challenges was working around daily life in a fully occupied building. Our team needed to communicate clearly with residents, schedule works to avoid disruption and ensure every safety measure was in place. It was a delicate balance, but the result was seamless execution and a building that remained fully functional throughout the project.
The outcome is a building that is safer, stronger, and more resilient. Residents now enjoy a fully upgraded property with improved waterproofing and façade performance, and the building itself is well-protected for the years ahead.
