Passive fire compliance is often one of the most complex and underestimated components within existing buildings. Hidden defects, undocumented penetrations and inconsistent historical works can make achieving compliance a challenging process without a clear strategy, thorough auditing and strong coordination between consultants and contractors.
At 1–3 Duff Street, Turramurra, Valen was engaged to manage the end-to-end auditing and rectification process for the building’s passive fire elements.
Identifying the unknown
Valen coordinated multiple inspection reports to identify defective passive fire penetrations throughout the building. These findings formed the basis of a detailed scope, which was then taken through a competitive tender process to appoint a suitably qualified contractor to undertake the rectification works.
As is common with passive fire projects, the true extent of defects only became apparent once works commenced. The installation of new access panels revealed numerous previously hidden penetrations that had never been documented or treated. Valen managed the assessment, pricing and rectification of these additional items to ensure the building could be brought fully into compliance.
Technical coordination and smarter solutions
Throughout the project, Valen worked closely with fire engineers, certifiers and passive fire specialists. By asking targeted technical questions and challenging standard approaches where appropriate, compliant alternative solutions were identified and adopted.
This proactive coordination resulted in cost savings of more than $100,000 for the owners, without compromising safety, compliance or performance outcomes.
Managing change mid project
Midway through the works, council timeframes required a transition to a new passive fire contractor. Valen managed the full handover of documentation, ensuring continuity of records, review of completed works and clear traceability of all penetrations and treatments. This careful management allowed the project to continue seamlessly and ultimately achieve final sign off.
By project completion, Valen had established and maintained an accurate baseline register of more than 1,000 fire penetrations across the building, providing the owners with a reliable asset record for ongoing compliance and future maintenance.
What “Valen” means in practice
The name Valen was created from the words Value and Engineering, reflecting the industry terms Value Management and Value Engineering. These terms describe the process of working with clients to achieve smart cost efficiencies while maintaining the original design intent and required compliance outcomes.
This project is a clear example of that philosophy in action.
