Delivering Refurbishment Works in a Live Aged Care Environment
Refurbishment projects within aged care facilities require a unique approach. Beyond managing construction, project teams must prioritise resident wellbeing, operational continuity and careful stakeholder coordination to ensure works are delivered safely and with minimal disruption.
Valen Project Services Director, Michael Hopwood, was involved in the refurbishment of vacant suites within the dementia ward of a Mark Moran Group aged care facility in La Perouse.
Acting as the client’s representative throughout the project, Michael coordinated the design team, consultants and contractors, overseeing the project from early planning through to construction and completion. The refurbishment required careful planning, strict operational controls and close stakeholder collaboration to ensure works could be delivered safely within a live aged care environment.

Planning for Success
Early involvement was critical to the project’s success.
Working closely with the client and consultant team, Michael coordinated the design process, programme development and pre-construction planning to ensure the project was ready for delivery. By identifying potential challenges early and resolving them before construction commenced, the team minimised delays and maintained programme certainty throughout the refurbishment.
Delivering Works in a Sensitive Live Environment
Construction within a dementia ward required a considered and carefully managed approach.
All contractors completed comprehensive site inductions and adhered to strict safety protocols to protect residents, staff and visitors throughout the project.
To further reduce disruption, the Head Contractor worked reduced hours to accommodate resident routines and daily activities. Construction sequencing was carefully planned to ensure works progressed efficiently while maintaining a safe, comfortable and operational environment for residents.
Throughout the project, clear communication between the client, consultants, facility management and contractors ensured the refurbishment remained on programme while responding to the unique operational requirements of the facility.
Delivering Better Outcomes Through Project Management
Projects within healthcare and aged care environments require more than construction expertise. They demand proactive planning, stakeholder coordination and the ability to balance construction activities with the needs of people occupying the building.
